New Sale in Coconut Grove’s Ye Little Wood

Last week we had our first sale in over a year the Coconut Grove community of Ye Little Wood.  It was listed for $599,000. and sold for $550,000.  The property has a 2/2 main house with a 1/1 cottage on a lot of over 14,000 sq ft.  With 2,504 of living area, it sold for just under $220 per sq ft.

I visited this property when it first came on the market and it definitely needed some TLC but there was huge potential there.  Good bones, interesting floor-plan and room to renovate.  The new owner plans on doing just that and making it into a ”green” home.

For those of you who are not familiar with Ye Little Wood, it is a private, gated community of 36 homes just off Douglas Road in South Coconut Grove. It is known for it’s exquisite homes on large tropical lots.

Market Update – Tri-City 1st Qtr 2010 – Coconut Grove, Coral Gables and South Miami

Great news, the first quarter results for the tri-city area are in and it’s looking good.  I have broken down this information into three categories, single family under $1MM, single family over $1MM and condominium/townhomes.  We, as Realtors here in Miami, have felt the increase in activity so we knew things were moving forward but the graphs below provide the evidence to support this.

Single Family Under $1MM

In the under $1MM category, home sales are up 27.5% with inventory of homes dropping 34% over last year.  This means less homes available and more people buying.  Additionally, the homes pended are significantly higher over last year which hopefully will translate to higher closed sales in the next few months.

In the over $1MM single family market we are seeing the same trends, just not as drastic.  The closed sales are the same as this time last year but inventory of homes for sale did show a 15.6% decrease.  So basically, the higher end sales have not picked up as of yet.

Condominium/Townhomes

Condos and townhomes have been the hardest hit in this market with the vast amount of inventory and the difficulties with financing.  The good news is that we are seeing improvements in this area too.  The inventory of units is leveling off with a 15% decrease over this time last year and and a 36.4% increase in closed sales.  There even appears to be a spike in pended sales in March.  We will see if this translates into an increase in sales over the next few months.

Yesterday was Brokers Open day here in Coconut Grove.  This is the time when realtors open their listings to other realtors to view and familiarize themselves with the current inventory of homes.  After doing this for quite some time now, it takes something pretty special to make a big impression.  This home certainly did.

The 3 Top Farmers Markets of South Miami

SpicesOne of the great things about living in South Florida is the abundance of fresh produce.  We are blessed to have several options throughout the year for locally grown and organic foods.  Here are my three favorites.

 

 

The Coral Gables Farmers MarketCoral Gables Farmers Market is a small outdoor European-Style Green Market.  It is in it’s nineteenth season and is held every Saturday from early January through the end of March.  It is located in the town center with historic Coral Gables City Hall in the background.  There is something for everyone with cooking classes, Tai Chi in the park, gardening workshops and children’s activities.

 

The Coconut Grove Farmers MarketCoconut Grove Farmers Market is provided weekly by Glaser Organic Farms and offers year round produce and organic products.  Every Saturday you will find and extensive selection of locally grown, organic, raw and vegan foods.  Additionally they have prepared food area where people gather to enjoy some of the best tasting raw and organically prepared items.  Who knew eating healthy could taste so good?

 

The Pinecrest Farmers MarketPinecrest Gardens Green Market is open every Sunday and runs from December through the end of April.  Offering numerous vendors with organic and conventional foods, plants, arts, crafts and fresh produce.  Once you’ve had your fill of the market you can wander into the Pinecrest Gardens and see why it was voted one of the top 20 parks by Miami.com.

January 2010 – Tri-City Market Update – Coconut Grove, Coral Gables and South Miami

Here we are at the beginning of a New Year and a New Decade and the South Florida real estate market continues heading in the right direction.  

The two below graphs represent the movement of single family homes in Coconut Grove, Coral Gables and South Miami areas for the last 15 months.  As you can see, the supply of homes remains steady in January with just a slight dip in sales for the month.  This is likely due to the slow down in buying during the holiday season.  The good news is that there is an increase in the pended homes (under contract) which should reflect an increase in closed sales in February and March.

The first chart shows the numbers for homes listed under $1MM and the second is the over $1MM numbers.

One Coconut Grove Weekend – Two Art Shows

This Presidents Day weekend hosted two of Coconut Grove’s favorite events, the Coconut Grove Arts Festival and the St. Stephens Art and Craft Show.  Both venues offered visitors the opportunity to meet with exhibiting artists, sample savory cuisine, enjoy live entertainment and meander through the charming Village of Coconut Grove.

This is the 47th anniversary for the Coconut Grove Arts Festival and it is considered one of the nations premier outdoor fine arts festival.  Historically, over 150,000 people annually migrate to this festival to enjoy the work of over 300 artists from around the world.

The St. Stephens Art and Craft Show, which began as a hot dog stand adjacent to the Coconut Grove Arts Festival 22 years ago, has grown into a national industry event itself.  All this and it still remains a not-for-profit event that helps raise funds for outreach programs in the Coconut Grove and Miami area.

Both happenings are a must see and with the gorgeous weather we had, I can’t think of a better way to spend this holiday weekend.  It was great seeing everyone out and about.
