Economists predict “Economy shift into high gear this summer”

In an article published earlier this week by USA Today, 46 economists predict that “the economy will shift into a higher gear this summer and then grow for the next nine months at the fastest pace in three years”.

Here in Miami, we have already seen the signs of a recovery but glad to hear that the economist are in agreement.  The more interesting news is the growth prediction.  Now that’s exciting.

If you’re not behind on your mortgage payments but have been unable to get traditional refinancing because the value of your home has declined, you may be eligible to refinance through the Home Affordable Refinance Program (HARP). HARP is designed to help you get a new, more affordable, more stable mortgage. HARP refinance loans require a loan application and underwriting process, and refinance fees will apply.

You may be eligible for HARP if you meet all of the following criteria:

  • The mortgage must be owned or guaranteed by Freddie Mac or Fannie Mae.
  • The mortgage must have been sold to Fannie Mae or Freddie Mac on or before May 31, 2009.
  • The mortgage cannot have been refinanced under HARP previously unless it is a Fannie Mae loan that was refinanced under HARP from March-May, 2009.
  • The current loan-to-value (LTV) ratio must be greater than 80%.
  • The borrower must be current on the mortgage at the time of the refinance, with a good payment history in the past 12 months.

Coconut Grove Townhouse sold in 13 Days

Congratulations to the seller of my townhouse listing as she just started a brand new life in her new home in Naples, Florida.  The move was a bit quicker than she had anticipated as we were under contract in 13 days.  Luckily for everyone, she had already bought her new home and was ready for the move.

The timing was perfect as the market here in Coconut Grove is bustling and the inventory is very low.  This 2/2 with 1,116 sq ft sold for $290,000.  The last unit in this community sold, by me, for $230,000. in April of 2011 and at that time we were thrilled as the market was still a bit iffy. 

I would say and I have been saying, the market has turned!!
