Top 5 things you should do before buying a home!!

Top-5-reasons-to-sell-your-home-nowPotential new home buyers love perusing the internet, going to open houses and day dreaming of owning their own home.  Lets face it, that’s the fun part.  BUT, before you start hitting the streets, there are 5 things you should do in preparation for that fun….

1)  Review and analyze your credit report.  Credit scores are a huge driving factor in acquiring a loan and if there are any issues or discrepancies, you want to have them identified and corrected before you start talking to lenders.

2)  Decide on a monthly budget.  Just because you can afford it doesn’t mean that you should be spending that much.  Figure out what you are comfortable with and work your way backwards.  I can’t tell you how many buyers I have met with that were told they qualified for an amount only to realize they couldn’t afford the monthly payments.  Also, make sure to take into consideration taxes, insurance and/or association fees.

3)  Speak with a trusted lender about your options. There are many options and lenders out there so make sure that the one you choose is reputable and has a successful record.  The lender can make or break the deal.

4)  Get a pre-approval.  Now that you’ve done your homework, get your documentation, it’s time to start shopping.  With a pre-approval in hand you will be in an excellent position to put in an offer as soon as possible and hopefully beat out any competition that is less prepared.

5)  Hire a good realtor.  I realize that there are many people out there that like the idea of looking for a home without any assistance and figuring things out for themselves.  When your checking out local open houses and perusing the internet, that is fine.  But when you are ready to get serious, a good realtor is worth their weight in gold.  The reasons for hiring a realtor are numerous and that is for another blog but let me just say that the cost to you, the buyer, is minimal but the potential benefits are numerous.
